Cotino Storyliving by Disney: 30 Homes Sold! | Rancho Mirage, California (2026)

Imagine living in a community where Disney magic meets everyday life—sounds like a dream, right? Well, it’s becoming a reality for some, as about 30 homes in Cotino, the first Storyliving by Disney community in Rancho Mirage, California, have already sold. But here’s where it gets even more intriguing: these homes aren’t just for anyone—they’re priced between $1 million and over $4 million, and most buyers are from southern California, seeking a slice of desert luxury. And this is the part most people miss: while Disney hasn’t revealed exactly how many more homes are in the pipeline, they’ve confirmed that interest is soaring.

Cotino, approved to build just over 1,900 homes and condos, is currently in its first phase, which includes around 300 residences. According to The Desert Sun, public records show that several dozen homes have been built, with about 30 already snapped up by individual buyers or trusts. Claire Bilby, senior vice president and general manager of Disney Signature Experiences Emerging Businesses, shared her enthusiasm: ‘As a multi-year community planned for roughly 1,900 homes, Cotino is seeing positive momentum as our first phase progresses. The opening of the Artisan Club and the arrival of our first residents are offering an early glimpse of the Cotino lifestyle, with more exciting milestones ahead, including Cotino Bay Beach, Dining, and Shops opening later this year.’

But here’s where it gets controversial: Is the Disney brand alone enough to justify these multimillion-dollar price tags, or is it the lowering of interest rates that’s truly fueling the buying frenzy? James Bianco, founder of The Bianco Group, believes it’s a mix of both. ‘For the Cotino community, it’s the Disney magic that kind of brings people into that community in general,’ he said. ‘But I think with the lowering of interest rates, it’s definitely sparked more interest.’ Bianco even went on to say, ‘I’ve never seen a community this beautiful and (with) these kinds of amenities like Cotino.’ Bold statement, right? But does the reality live up to the hype? Let us know what you think in the comments.

For those curious about what makes Cotino so special, the Artisan Club is a standout feature. With a membership, residents gain access to amenities like the Incredibles 2-inspired Parr House—a unique gathering space—and wellness programs designed to elevate the living experience. Meanwhile, real estate agents from The Bianco Group note that most buyers are out-of-towners looking for a second home in the desert. But here’s a thought-provoking question: As more Storyliving communities pop up, like the upcoming Asteria in Pittsboro, North Carolina, will the Disney brand continue to drive such high demand, or will these communities need to rely more on their amenities and location?
